White-tailed deer use the wooded buffers between Demarest's estate lots as year-round forage corridors, and the black-legged tick burden they carry is substantial. Homeowners with gardens, children, or pets should regard tick management as a high priority service. Demarest's larger homes—many built in the postwar era with original wood framing—are vulnerable to subterranean termites, particularly where wood-to-soil contact exists in older deck structures, walkway timbers, and garden borders. Carpenter ants establish large satellite colonies in moisture-damaged exterior wood common in homes with extensive mature tree canopy. Raccoons and squirrels are frequent attic intruders, exploiting tree access to gable ends and chimney areas on the borough's larger residences.
