Fair Lawn's post-war housing boom produced thousands of compact Cape Cod and ranch-style homes with unfinished basements, partial crawl spaces, and minimal pest pre-treatment—making the borough a consistent hotspot for subterranean termites, odorous house ants, and house mice. The borough's dense street grid, with homes on small lots separated by narrow side yards, allows ant and rodent populations to spread rapidly from property to property along shared fences and landscaping beds.

The Passaic River, which defines Fair Lawn's southern border, floods periodically, driving rodents uphill into residential neighborhoods along Saddle River Road and River Road. The commercial activity along Broadway—which includes restaurants, supermarkets, and auto dealerships—generates substantial food waste that feeds local rat populations. Fair Lawn's older sewer infrastructure also contributes to rodent pressure, as aging combined sewer lines provide harborage. Termites are particularly active in homes with attached wood decks, wooden fence posts in soil contact, and older landscaping timbers along the foundation. Spring ant season typically begins in late April along Fair Lawn's mulch-heavy foundation plantings.
