Edgewater's dramatic transformation from industrial waterfront to luxury residential destination has created a unique pest environment. The modern condominium towers along River Road—including the many developments near Veterans Field Park and Edgewater Commons—have large resident populations with frequent unit turnovers, elevated international travel, and shared amenity spaces that facilitate bed bug spread. Even new buildings are vulnerable when a single infested unit goes untreated.

The older residential pockets of Edgewater, particularly the blocks between River Road and the Palisades slope near Old River Road and Undercliff Avenue, have aging housing stock with original foundations, wood-frame construction, and limited pest barrier installations. German cockroaches persist in the mixed-use buildings along River Road, moving between street-level restaurant operations and residential floors above.
