The neighborhood's defining architectural character comes from its 1920s–1940s pre-war walk-up apartment buildings along Bedford Park Boulevard, Briggs Avenue, Decatur Avenue, and the surrounding streets. These buildings — with original steam heating systems, plaster walls, and aged plumbing — carry endemic cockroach and rodent populations that building management typically struggles to control without professional intervention.

German cockroaches in Bedford Park's pre-war buildings spread through shared utility chases and pipe penetrations, making building-wide infestations common in the taller walk-ups near the D and B train stops on Bedford Park Boulevard. The New York Botanical Garden's extensive planted landscapes and woodland areas contribute seasonal pest activity to the neighborhood's eastern edge — including mice that forage from the garden grounds into adjacent residential buildings on Botanical Square, and ants that invade ground-floor units from park-adjacent soil in spring. Bed bugs circulate in apartment buildings near the Fordham Road transit hub to the south, where high tenant turnover is common. The Grand Concourse-adjacent blocks are particularly prone to cockroach pressure from the large pre-war building stock along that corridor.
