Pelham Parkway neighborhood stretches along one of the Bronx's most beautiful residential boulevards — the tree-canopied Pelham Parkway — between the Bronx Park/Bronx Zoo complex to the west and Pelham Bay Park to the east. The neighborhood's apartment buildings date primarily from the 1920s through 1950s, with pre-war Art Deco-influenced walk-ups along White Plains Road, Paulding Avenue, and the Pelham Parkway service road. These older buildings have the typical pre-war pest vulnerabilities: aging plumbing, original window frames, and deteriorating exterior walls that provide entry points for mice and cockroaches.

The dense tree canopy along Pelham Parkway itself — massive elms and oaks lining the median — creates significant stink bug pressure each fall, as the insects shelter in trees all summer and move into homes when temperatures drop in September and October. Properties along the parkway and adjacent residential blocks report heavy stink bug invasions annually. The Bronx Zoo and Bronx Park to the west contribute wildlife activity — raccoons and squirrels — to the neighborhood's western blocks. Pelham Bay Park's eastern border brings tick and mosquito pressure to properties near the park's edge. Bed bugs circulate in the larger apartment buildings along White Plains Road and Lydig Avenue, where tenant turnover is higher.
